Top Tips for Selling Your Home

As well as the emotional aspect of saying goodbye to your home, it can be quite a lengthy process too. So to help you get that ‘Sale Agreed’ sign up as quickly as possible, we’ve put together some simple steps for a smooth and stress-free sale.

  1. Find an Estate Agent or a Transaction Coordinator you can trust

When selling your home, it’s a good idea to interview at least three Estate Agents. Choosing someone you like and can trust is important, but ultimately it’s best to pick one who also knows the local market inside out. Getting help from a transaction coordinator can also help with the process. Close Concierge and similar agencies have transaction coordinators who can help with scheduling and coordinating inspections, manage post-inspection repairs, and complete final check to ensure all contract requirements are met.

  1. Get the timing right

When selling your home, consider when your ‘For Sale’ sign goes up. If it’s Christmas Eve, Good Friday or at the beginning of August then don’t be surprised if the only ones turning up to the first viewing are a couple of nosey neighbours. Traditionally, the best times to aim for are January, Spring or September.

  1. First impressions count

When you’re attached to a property, it can be hard to step back and see it objectively. So it’s a great idea to ask a friend or family member round to throw a critical eye over your property, as they will help you see it through fresh eyes. Be sure to remove all clutter and de-personalise, and that includes putting your family photos into storage. Prospective buyers need to see themselves living there, not you. That being said, having some art for walls in strategic places to give a little accent and help establish the identity and vibe of a specific room, can really help potential buyers get a feel for the house.

  1. Smell to sell

Clean and inviting smells can really go a long way to achieving a sale, so before each viewing, try creating some homely aromas by baking some bread or a lemon, or throwing on a pot of coffee. Fresh flowers are always a really nice visual and olfactory touch too.

  1. DIY time

Remember all those niggly repair jobs you never got round to doing? It’s time to don your overalls and get DIYing. This is because anything slightly wrong – from dodgy flushes to broken door handles – will immediately be spotted by prospective buyers. And if you don’t have the time or inclination? Remember there’s no shame in calling in the professionals.

  1. Be beautiful on the inside and outside

You never get a second chance to make a first impression and a house should be neat and tidy on the outside as well as the inside. So mowing the lawn, tidying up the garden and painting the doors and windowsills will go a long way to creating that all-important wow factor. And again, if you don’t have the time, get the professionals in.
